I currently run a podcast "Real Estate Trends and Market Updates," and we do market updates and interview investors on it as well. 

I spend a lot of time looking at trends and data and as much as I am looking for the clouds on the horizon I don't see any.

Someone that bought a value add project in the last half of 2019 and was in the process of renovating and forcing appreciation is might be struggling to keep rents on an upward trend.

Rates have been declining since they peaked in the mid 1970's, which was an aberration from a multi century long trend of declines.

If the trends look good in your market, then I would go for it.

I don't think that will happen anytime soon other than the upward trend we have been seeing.

@Raphael Alexis Keep in mind we are currently in the HOTTEST seller's market in history in many areas around the country.

I’m not super familiar with the Austin market but just a few weeks ago there were a slew of articles calling it the hottest market in 2021, so it might be even more competitive there than Denver right now unfortunately.

Here are just a few questions that I have:Has most of the growth been focused north of I-30, or are there areas south of the highway that are seeing similar trends?
