My plan is to find a class C commercial multi family that cash flows and re-invest excess cash for force appreciation and reduce taxable income.

This is a horrible idea as every student would file BK in their last semester since they have no income and excessive debt.

It was hands down the best business i have ever done.. our average profits were well in excess of 50k per job  there for a while. and we would do 40 plus in a 6 month run.. then take the rest of hte year off.. kind of like the storm chaisers that do roofs.

Brian, I have closed transactions in excess of $3 million with under $200.00 out of my pocket.

If we find excessive termite damage I will bring in a termite guy as well for an inspection and quote.

The Operating Agreement could then spell out a timetable or process for repayment of the excess equity (meaning that part that is more than yours) she has in the company. 

I have always been concerned they won't change them and cause excess wear on the compressor and an expensive repair/replacement.

 Do you have loads of excess cash or do you have more time to invest than money?

The rates were a bit excessive for me, considering im not in contract.

my questions are:1) do i have a choice which property's proceed that excess belongs to, in order to have the minimum capital gain/depreciation recapture?
