Some of my rental properties already have appliances like refrigerators and dishwashers. I want to put into the lease that these units are just there as a courtesy, and the tenant is responsible for any repairs of replacements. Is this a common thing to do, and how do I word this in the lease contract?

I fix the appliances. Keep the tenants happy. Less turnover
