A nice feature of New Mexico is that it's pretty stable compared to other markets that bubble then crash. 

I was in a situation where I needed more flexibility and features (I managed a property for someone else), so I opted for TenantCloud.com and have also been using it for over a year. 

Overall it was a stressful 3 days as I did not know whether I would be able to collect rent or if payment would be sent back to tenant...Also, they have a feature to categorize transactions posted en your account.

Look at comps in the area to see the features that are included and the ones that aren't.

I should note that we provide basic appliances without easy-to-destroy features.

It's a good one, but you probably need something a bit more robust if you're self-managing internationally.It can absolutely be done, we work with a lot of landlords located outside the US that self-manage with Innago, for example.I think there are two keys to making it successful:Find software that offers all in one tenant management features (signing documents digitally, collecting rent online, tracking communication, maintenance, automating reminders, etc.)Get connected with someone local to handle boots on the ground activitySometimes you need someone to perform maintenance or even do a showing.
