Zibo - Landlord Financial Tool

Has anyone ever used Zibo before? I just learned about the free landlord tool to manage rental property finances and am now weighing the option of using it to manage the financials of our first rental property (3 units). We do plan on acquiring more property in the future, but I'm wondering if this is a good solution since we are small and the property is not in an LLC (loan will not allow it). It's a relatively new tool so there aren't many reviews I can find, but the benefits are quite appealing.
