They can change their mind at any time as long as they are still with in the 45 calendar day identification period but cannot change their mind or alter their identification after the 45 calendar day period has expired.

The estate has to sell and wants as many people to participate in the auction as possible so it's in their interest to tell you ahead of time what the terms are, you should ask them.Sometimes there is a minimum bid, an amount which the estate probably won't tell you... but ask that too... you never know, someone might let the cat out of the bag for you; if the min bid isn't hit they'll have a listing agreement that kicks in at which point it becomes like any other MLS listing.You can also try submitting an offer right now that expires the day before the auction.

Because it is online bidding there are often many offers and once the expiration is up, the clock continue ticks until your offer is way higher than next person.

Account ClosedMuch a do about nothing, so far.Most purchase contracts do not prohibit the seller from continuing to market the property....your contract is still in place.You're still in the attorney review period.....either party can cancel the contract, for no reason, during this time.Get back to us once the attorney review period has expired, if the seller gives any indication of trying to cancel.

He signed another year then called 2 weeks later to cancelled it then stayed over another month after his lease expire then ask me to pro-rate him which I told him it's not happening.

I think liens expire after 10 years unless you renew them.
