For those who invest in notes, the number of notes for sale has been limited compared to the number of contracts for deeds (aka land contracts, an agreement for deed, CFD's etc) I see on the market.I know some investors shy away from them because they are lower priced assets and have a higher risk.

Sometimes I am looking at a house, ask the realtor to check comparable sales in the area and I get a response saying sold conditionally.Man, is it ever tough. 

I think there's some truth to say that rent controls will reduce some enthusiasm for investment dollars in Oregon, but one has to ask, "As compared to what alternative(s)?"

Also compare to other listings to see if you are priced competitively.

(By the way, comparable data does exist for the stock market, which most users of this site love to hate. )If all you're saying is experience isn't everything, fine, I agree.

Hey, @Xavier Williams, the fact that you're looking to invest in your own backyard already gives you a leg up compared to the out of state investors. 

Yes you use sq ft price to run comps, but a 2015 comp is not comparable in today's market.     

How do your units compare to others in the area?
