Now when I take it cross country  IE from my Portland home to my Vegas home twice a year.. that's a 1200 miles one way.. so I supercharge for free.. so no cost for energy for those drives at all and I will hit the free super chargers usually once a month at home.. ( there is one at the outlet mall closest to me)..

I have done renovations from across the country, and MANY other military REI guys/gals do it regularly.There are complications, and it is not exactly easy, but it is doable.You need to decide if that is what you want to do, because if you are unable, or unwilling, to do renovations, and unable to find super discounted properties, then you may be stuck with the slow/stead way.

Every time (crossing my fingers), we have been surprised by the strong demand and large number of applicants. 

I cannot get a mortgage right now (long story) and a chunk of the money I would need to buy is in another country. 

It depends on what area of the country you're looking at, for NYC I use ACRIS for a property search. 

To make this "long-winded" story shorter, I bought hundreds of donated vacant parcels that people from "all over the country" that donated "real estate bubble" parcels to Habitat for Humanity.

It is never fun to cross a living room to go take a shower. 

I've dealt with thousands of Landlords and Property Managers around the country and it's amazing how many have been burned.
