If so, I would imagine this is either a nicer asset or larger units. 2br units in Riverside in small MFR tend to go around 600 pretty consistently with landlord paying water and trash only.

Not to complicate (potentially) matters worse but.... one of my potential offers to buyer was that I remain on property as their rental (she seeks ‘investment’ property) where i pay them monthly rent consistent with the terms (i think) of the purchase agreement.

We just purchased a portfolio and a portion of the portfolio was 27 units which consisted of 3 and 4 unit properties and we were able to get non-recourse Fannie Mae financing which will most likely not be available to you since it was a loan over $1mm.
