4) How often do furnaces and AC units break due to the cold weather?

Also, it feels a bit cruel to kick people out at the end of a year, with the cold weather and the holidays.Very interested to get everyone's opinion.

@Asad Chag even without the clause I think a tenant would be hard pressed proving that you need to pay for their personal items.
