Or is there a reason why you have chosen AZ?

I have a reasonable sum saved up for my next investment and was hoping to share ideas with members familiar with this area. 

I am presently looking to refinance one of my rentals for similar reasons,

I'm not sure if there's more of a reason for not wanting a credit card.

The prevalence of termites in Tampa is one of the reasons block construction is so much preferred here (along with storm resistance and reduced utility costs).  

Some like to call it, "icing on the cake" but, it's not like we can't make a reasonable projection of what it'll be say, 20 - 30 years from now so we prefer to call it, "putting your money to work for you".

@Steve Logan tankless water heaters are great for several reasons. 

That might be something they could wrap their head around (although they still very well may disagree), instead of what just looks like a crazy lowball number, without a reason.
