I have asked for comps from my realtor and he has provided them to me but I am now unsure of how to go about assessing them.

For divorces, the marketing will be general like "I sell houses in this area and I will provided you with a free assessment of what your house is worth".

My Burnaby condo (at Boundary & Kingsway) rents for $1950 and was assessed at $485K for 2015 and I had to recently adjust the mortgage payment on it to make it cashflow ever so lightly.
