Sounds really odd to me I pay first months rent plus 8% (swapped from 10% to 8% when I went to 10 units) to my PMRepairs are usually done by either their maintenance, which I've been really happy with so far.

Numbers for this property: 430k PP for duplex (3/1.5 and 2/1) on 3 acresRent for bigger unit= 2500-2800 PITI + PMI = approx. 3500Maintenance/vacancy/trash etc.= approx. 700My monthly cost for living in one unit= approx $1800 (which is what I pay to rent right now).
