The big firms do good in an upturn and peak market but the tend to get hammered in a down turn.

Mike H. Anyone buying duplex lots as buy and hold strategy?

Let me know what you think.1) The lots were going for mid 50's at one time - maybe more in the peak.2) Villages by me do not have a ton of duplex/4plex lots available.3) I was able to pick them up for 22.5k per lot (4 lots) and didit with 15% down as the bank also gave me the loan.

There are other neighborhoods that are a comparative deal - I have my sights personally on Ridgewood as the next area of expansion once rents in Bushwick hit a peak and tenants need somewhere marginally less expensive to go.We've done very well in the NYC market, and I highly recommend it for a number of reasons I'm happy to go into...that said, the barrier of entry for anything but an owner-occupied FHA loan is very high.Happy to talk to you more about our experiences in NYC and help out where I can.

Details:- Floating house on Lake Norris, TN, $35k purchase price- $210/month mooring fee for the marina- Comparable rental units range from $100/night to $400/night in peak time (June - Early September)From what I've seen, this should have, on the low end, $9k/year in revenue, and the payments per year should not be more than $7,500 (and that is with a 10-year loan and allowing another $300 per month average for expenses, including the mooring fee).

You can rent them for awhile then renovate to sell for top dollar to an owner occupant when the market is at a peak.
