I'm sure that will work out as fine as hiring someone from HomeAdvisor, where you pay per zip code to be listed as a contractor.

There is enough equity in the deal that they are able to take out a supplemental loan at today's terms to make their cash on cash work out to their goals.

Mentorship typically doesn't workout because the mentee thinks that the mentor will do all the work, which isn't the case.

For me the deciding factor is what is your plan b and c if plan a doesn't work out?

I think a hard money lender would work out pretty well in your situation.
