I am not an expert as it relates to FHA/Conventional dis-qualifiers, however, generally speaking if a foundation sound in nature they typically will be deemed unsafe as they are concerned with its ability to not bear a load as it once could have.  

Lead paint, asbestos, galvanized pipes, cast iron waste pipes, knob and tube wiring, ancient HVAC systems, and windows that need replacing.

Someone that doesn't know any better, and doesn't really know what they are doing.Everyone that's been doing this longer than 10 minutes knows that the person who refuses to have their credit run and/or submit paperwork has a profile: they have a 450 FICO score, 0% down and can't even afford the appraisal, can't find their tax returns, lied about their income, and/or is otherwise a waste of time. 

I suspect you may fall into this camp and if you have already made up your mind I'm not inclined to try to waste both of our time offline trying to change it. 

Don't waste your time with the HD garbage in this circumstance.  

And then I would check the county surrogate's office to see if the estate has been probated. if there is zero equity and the estate has not been probated then this will likely be a waste of your time as The Heirs have no incentive whatsoever to probate an estate where they're going to receive nothing but a headache.

You do need to be careful to make sure tenants are not wasteful.

Caulking is a waste of time in this situation.

-Talk to the agents and lenders, don't expect THEM to make you rich, don't hound them, don't rely too much, do your own research but talk to them, realize you're worth their time if you're going to ultimately trying to give them your business but try not to waste their time as well.

It seems to me like all of those expensive teaching programs are at best a waste of money if not outright predatory.
