If people need something to sweeten the deal, instead of just writing down "big screen TV", describe it, have them visualize it, even leave a picture of it for them to hold in their hand and think "wow, wouldn't it be nice if we had one of these?"

@Matt Holmer, our discussion got me thinking and I decided to tinker around in Google My Maps to see how I could visualize this data.

LED lights and blinds are options (although I believe some states may require window treatments in place), and not sure about "rust" on cabinets but that sounds like it must be addressed as well.      

That said, there are still an unbelievable number of checks that come in that have to be hand processed and posted.Asking for a special treatment of holding this in case of that and then figuring out which check to deposit.... yeah. 

The Cuyahoga County auditor's website does show owners' address. http://myplace.cuyahogacounty.us/They just switched to a new system that is SO MUCH better than the old one, both in ease of use and visuals (bigger font, a big map right in the middle).

Other than that a few treatments pest treatments and we will put it on the market for 1100 a unit.

I just visualize what my company is going to be and I've always envisioned my business being it's own seperate entity with it's own books, etc.

Hi Adam,You are correct in that the 1031 Exchange would not apply here since you are dealing with securities, which are specifically excluded from 1031 Exchange treatment.
