I think GnuCash is a great free accounting solution, and was fine when we only managed a couple properties, but after that we decided to go with Buildium, even though the accounting features were not as great the ability to tag transactions to properties and have everything integrated was a big plus.You can make it work, you just have to evaluate whether the free software is worth the extra effort.

You should ask around if its common to have non conforming duplexes because in Toronto they are everywhere and the city doesn't make an effort on cracking them down because it will dissolve a lot "tens of 1000s" of affordable housing for tenants/students and not to mention added income for investors Just providing information.

Quite frankly, those 'gurus' have just invested a lot of money and effort to get your target audience in one location for you, and passing out your business cards to provide the product that the guru's are providing 'information' about is a boon to you and you should be grateful for the opportunity that they've just given to you at their expense.
