Cashflow in Raleigh will likely be a bit tight because the price:rent ratios are getting a little high and smaller multi-families (duplex/triplex) are really hard to come by because the market is so hot.

I feel it is going to depend a lot of your area.In major cities, you can get A/B tenants who rent apartments because the availability of SFH is so small.

Since you say it is so small and no one will rent the 1/1, why not combine the two and ask for more rent, then at least you will be making some more money, rather then having an empty unit, where you collect no money.

You are right BP is pretty overwhelming when you first get signed up, but there is SO much good info on here it's incredible.I have several friends who are contractors (general, plumber, carpenter...) and one who actually owns a home building/ remodeling company here in the city, would these be good resources for learning about rehab costs, labor, material costs, etc?
