It seems like the best thing to do is establish my screening criteria and take the emotion out of it, then make the choice on the right tenant.

You should look at this as a business decision while keeping your emotions at bay.

This is another way of saying don't buy on emotion, it is the numbers that count.

Many of us, myself included, pay more for our primary residence than we would for a sensible investment, simply because we are driven more by emotion.  

My daughter's childhood is temporary and I am tired of missing out on a great deal of it because I have to invest a ton of time to barely get by helping someone else reach their financial goals.

Glad to see that it was just a temporary problem with them and not something more serious.I do think we are going to see more and more venture funded platforms having financial problems though, unfortunately.

But yes, definitely agree with your points about the temporary nature of that money.

From DC, in PA now, temporary relocation to OK in September, and after that - who knows where. 

But I think the important lesson is to avoid making emotional decisions.
