(if it helps specify my question I would consider purchasing outside of the target primary market of the big metro areas and rather look at surrounding areas as it seems the purchase price to cash flow ratio is higher just outside of the big metro areas).

Secondly, surround yourself with like-minded individuals who are into real estate.

@Devan Bermejo try looking in surrounding towns like Huntington or Columbus City or something. 

Everyone recommends investing outside of CA, I recommend the opposite - invest in Santa Cruz and the surrounding areas - specifically the San Lorenzo Valley!

I have been looking at properties in the Penrose area (and surrounding) in St.

We are wanting to focus on purchasing single-family and multi-family homes to rent in the Charlotte area, but we are looking to invest in Greenville, SC, Wilmington, NC, as well as some of the surrounding cities around Charlotte.

I started looking at all that I owned in my head and realized that I had surrounded myself with liabilities, doodads, and tons of other things but no assets.

It's taken up until this point to feel better about things - had a vision for where we were going - it's just taken a while to get there as we had so many basic infrastructure things we had to fix. 

Knoxville is surrounded by lakes and rivers and if you really want to see some beautiful rivers go to Gatlinburg and Townsend while you are here.
