Correct me if I’m wrong, as I’m new to real estate and the Denver market, but I believe most surrounding areas allow up to 5 unrelated people to live in a single family house.

We plan to be here for 20+ years so it would be great to invest here and the surrounding neighborhoods.  

Our prop management company doesn't have mandatory tenant insurance in place and we are looking to implement this as all our surrounding competition has this. 

Just a quick personal experience, I am often surrounded by fellow peers (only because i work with them) that spend more than they earn, hardly save, and love to shop online when deployments gets slow.

@Samantha Pham I am an active investor in the Fresno and surrounding areas and I own 50+ units all over town.  

The surrounding houses and buildings in the neighborhood look to be in good condition.

@Nathan Kennedy It will probably depend on the values of surrounding comparable properties that have sold in the last 6 months.

I was hoping to learn some tips and tricks surrounding cash out re-financing on rental properties.

I'd love to surround myself with people who've done it before, I.e. successful wholesaling companies who have experience determining compensation, KPI's, onboarding, etc for a wholesale team and manage large volume.  

So I would say rental demand is fairly strong in the South Shore area.Keep in mind South Shore is a huge area, you really want to focus on maybe a 2 block radius surrounding the subject property.
