I’ve got a piece of land valued at $45000. It’s two acres. It’s oddly shaped, but has great road frontage. I’ve decided that the best course of action is to purchase a mobile home to put on it and rent it out. 4 bedroom mobile homes in the area rent for $1000-13000.

The dealis currently getting appraised and they are adding the value of the mobile home to the land.

The land is $45k. The trailer is 70k.

Take a guess.... will the total valuation be $115k ?

Or will the the “whole be greater than the sum of its parts” ?.
