But, even more importantly know your limits stay within your means and comfort level at first don't take on to big of a project and get overwhelmed.

@Mike Vann it covers the basics, but his next book "The advanced guide to real estate" goes even deeper and is probably what you'll want to get next. 

My plans is to stay within arms reach of my home (Paramus) so that I can manage issues the may arise

The Ultimate Beginner's Guide would be a good book to start here. 

I will be staying in one unit while renting out the other unit(s).
