We are picking up sfh's in mixed use and even residential zones (again on busy county roads and state hwys) and transitioning them to professional use zoning.

Its possible that they wouldn't find out, but if they found out 3 years down the road they could call it due and you would go from a 4% rate to possibly a 6% rate if you had to get new financing.I am going through this same process right now and my mortgage has an acceleration clause so trying to figure out how to work around that. 

Because even a home across or down the road can have a significant impact on market value.

Appreciate the help  :)     The city (Omaha, NE) is planning on widening the two main roads leading into the neighborhood of my rental property, as well as add a soundwall along the busier of the two roads. 

Hope to get some appreciation off of what Obama is developing in Jackson Park years down the road but don't go into it with that expectation, just a bonus if it materializes.You could also get into a better neighborhood or a bigger multi unit by using a HML to purchase/rehab and refi at the end of the project.Also, for what it's worth, if you're not going to manage the properties, find your property management FIRST.

I have a house that I have been rehabbing where the city is expanding to a four-lane road.

There is a not as nice park across the road that charges 160 a month more for rent.

I perform PT at an orthopedic group right down the road in Cleveland.
