I use a management company so didn't advertise to any of my STR guests that I was the owner.

The owner of the PM company ALSO owns the maintenance company that does all of their work.

My lenders have all quoted between 7 and 8% which if you look at conventional owner occupant rates really the premium we pay on investment loans is dropping.

Finally, a realtor with a lot ofexperience should be able to help you find a title company that can facilitate owner financing.  

Instead of denying them, can we refer them directly over to the owner for them to sign a lease with the owner who is willing to effectively manage the contract, payment and relationship BUT would still want to retain us (albeit for a lower fee) to deliver ONLY guest and property care activities (guest communications, organizing cleaning, lawn and pool care etc).
