A SFR was built in 1947 and required renovation.The 2nd parcel, which is right next to it, is an vacant land, no address associated to it.My initial thoughts are:1.Purchase this property and rent the house after minimum required updates 2.

The strategic location in a growing market and the opportunity to significantly increase the property's value through renovations made it an attractive investment.

That strategy lets you make chunks of cash on each flip, which also gives you cash to buy your next flip, and then eventually you have enough money to buy a long term hold you can rent out for more passive income than flips.  

And you have no risk of evictions and, depending on your management company, you get most of your damages covered even.So I'm wondering if maybe investors just need to see the actual proformas and what these numbers look like with some basic assumptions (i.e. annual rent increases, annual appreciation) to really hit home how good these numbers truly are.   

He gets an option to buy it for the remaining balance on the mortgage, and pays my mortgage down.Call it rent to own, or call it a loan with free rent as interest plus option to buy.Will it trigger due on sale?

Imma add this to my list of reads......I was just on a IG page of a guy that was basically showing you how to replat to increase the value of the land. 

Sold for 155k, my investor plans on doing some light cosmetic updates to bring this back to life and get it on the market for rent asap.

On the other side you could leverage the $350k and increase your overall wealth building. 

I would be an out of state investor and i saw a nice property that i could likely rent as a 4 plex.

Anyone else experiencing the insane jump in taxes this year? I just looked at the 2nd installment and the jump in wild! One property in Richton Park jumped by over $1,800.  Any advice on what can be done to lower this...
