The letter was handwritten, blue ink, live stamp and made to look personalized to the owner.My copy stated I am not a broker so the seller doesn't have to pay a broker fee, my target was someone who owned for 15+ years so they might have good equity and someone who could be a burned out landlord.My call to action was for the owner to call me to get a free valuation of their property.Since you stated you have had success with DM, my suggestion is don't overthink this to much.

If a resident with a disability demonstrates that she needs one assistance animal to limit the effects of a mental or emotional disability and another to pull her wheelchair, approving two assistance animals would constitute a reasonable accommodation.It is not necessary for a tenant with a disability to utilize more than one animal for the same function unless a new assistance animal is being trained to replace an older, retiring animal.What if my housing provider only allows pets under 30 pounds?

I would look at your target market and see how many people are within a 1,3 and 5 mile radius along with your competition in the area.

@Dustin BentonBill beat me to the answer:  Dining room or fourth bedroom depends on your target clientele and your market - whether you are planning flip or hold.As an example - if we are rehabbing a house in universityville to be used as a student rental, a fourth bedroom would be the best use.
