The urban core areas you are competing more against big funds and companies that are willing to take less margin for a flight to trophy assets or higher quality holdings.

Yes, only bc it was cheaper than residential (where I was at the time) good rent, and tenant cares about my unit pays for everything.Only issue is like my other venting posts, controlled by third partiesTenant needs municipality approval, code, zoning hearing,If in complex with association, by laws non compete etc. like co-op.3.

Some tenants can be trusted to do this, and some can't - so as a general rule (and for consistency's sake), they just assume that nobody will be competent/dependable enough to do this, and the property manager handles it.
