I also understand the power of commercial / large multi family investments, considering my family's multi-family home is under an LLC, but I also see how much work it can be.All in all, it would be nice to hear from anyone in the BiggerPockets community, specifically- what everyone recommends as the best way to get started in NJ, what makes sense for my situation, and what areas do you see the most cooling / opportunities in.

Right now there is so much opportunity, don't handicap your buying power 

The simple but not perfect math is that every 1% increase in interest rates translates to a 10% decrease in buying power.

I will increase my networking and knowledge power.

Solar loans are 30-50k and I believe that amount of money can be used to upgrade the homes bathrooms, kitchen or square footage instead of saving a few hundred dollars on power bill. 

The old gravity furnaces on the other hand, I don't hate (except fo the asbestos tape around the duct work and it's not usually a problem if you leave it alone)-- They are very inefficient (60%) but there is nothing at all to break, they work even in a power outage, and they put out serious heat.

So power those bad boys down without sacrificing your reserves. 

Process can be overwhelming.

What I think is most revealing about the storyline is the power of the masses.
