I had signed all the closing docs at a wet closing but once i figured out this was going to be a nightmare I had my attorney call their closer and unwind it.. the deeds were not recorded yet .. so technically its not closed.. everyone had to come back with their checks.. the builder swore at me on the phone.

So I am trying to get my feet wet with real estate.

I'm 24 & I currently own/operate a small personal training business but I'd really like to get my feet wet when it comes to flipping/ investing in real estate.

I'm checking to see if there's any private investors who would be interested, who could help me get my feet wet and get some experience under my belt to help lower the interest and points that the hard money lenders are charging due to my lack of experience.

With that being said I'd like to get into wholesaling to get my feet wet then Segway into the BRRRR method.

I was a tenant for 10+ years in numerous properties and learned real quick you rarely get a full deposit back.

The process has been insightful for me to finally get my feet wet.

I don't live in your market but I've discussed it numerous times with other investors.
