I feel nervous about buying rental property out of state (or far away from me) because I can't see it.

IT seems like a good idea but I am a little nervous about the variability of HELOC's rates and wonder if it is just better to take out the $150K from the rental and then keep it in cash or something more liquid to use to buy properties with traditional loans and then have a lower amount in a HELOC from our primary home.  

The cashflow sounds great, but your equity makes me nervous in this one.

We've had quite a few calls and I'm finally past being nervous when the phone rings and we've got a pretty good script now, but are still learning the ropes in talking to folks.  

However my wife is reluctant and quite nervous about partnering with her boss.
