Some investors in the beginning factor out that cost to massage the numbers to talk themselves into buying a certain property as they are frustrated finding deals so start bending their underwriting criteria.

But if its just an excuse then for sure its normal operating procedures . 

A couple of reasons for our angst are- Closed two days ago, introduced ourselves to the tenants we inherited, informed them of us purchasing the property and that we needed to sit down and go over how to go about paying rent and new procedures we want to implement.

Each office should be the same, but there are different procedures from office to office.  

Bad debt are items that typically depreciate heavily in actual value you could later resale for but sometimes it doesn't matter.I have a massage chair that cost as much as a car.

The problem here is mindset, not ego.You don't need to mull over complaints and requests if you have policies and procedures, which you should have regardless of how you introduce yourself.

Call the section 8 case worker ( after you get the next check ) and tell them what happned , they may have a procedure for this
