30 Day Notice to Vacate vs. Eviction

I have a m2m tenant who is current on rent but violates the lease and caused expensive damage to the property in Philadelphia, PA. I want to give their 30 day notice to vacate, but I'm unsure if a 30 day notice falls under the eviction ban. Ive been searching searching online and even the government websites for an answer and nothing. Does anyone have an answer or can point me in the right direction? Thanks for any help.

Terminating a lease is neither an eviction or a legal procedure. If they don’t leave, then you file for eviction. But, make sure your local laws do not require more than 30 days.
