I was also contemplating just listing them myself and throwing them up on loopnet/costar/MLS etc and just test the marketI've heard 6% commission is paid on total rents for the length of the lease term-- but is that capped and is that total amount paid upfront on lease signing?

The plumbing if it has sat for any length of time may be an issue as well, rust builds up inside the pipes and usually means replacing with copper, check your service to find out if it's 1 inch or better.

Therefore, they are willing to give you a lower rate on a 3/1 than a 5/1.Ceteris paribus (all other things remaining the same) the same logic and reason can be applied to the amortization length of fixed rate loans (30 year fixed, 20 year fixed, 15 year fixed...etc).
