So say I waive all contingencies on my offer EXCEPT home inspection, but then I have an issue with something I waived, for example:I waive the radon contingency, I do the radon inspection anyway and it comes out that there is radon to be mitigated.

The inspection will tell you everything, but try not waste 400$ on every offer. 

FHA sounds real nice due to the low down payment which is what i'm after so i can use the extra money to "update" the home, but i'm worried that the homes i'm looking for wont pass inspections with FHA.

Find investor friendly title companies, lenders and inspection companies etc.
