We think this can be a major benefit to landlords because: It will help keep tenants accountable for keeping their rental clean and maintained.Would show the landlords what the current condition of their unit is.

attic is so clean now.AttiCare did an amazing job, took the guys about 5hrs, but they worked so efficiently, and pricing was absolute best!

Many would pay $4k a month for a shoebox that feels brand new vs a bigger space that is outdated or not too clean. 

If I  pay to have the mess cleaned up, will the owner have to repay me if she decides a year down the road to redeem the lot?

I've routinely seen people purchase and rehab all in for under 50K and get rents of 800+ per month.On the opposite end of the spectrum are clean houses in the far north east that you could purchase and rehab for under 130K, and usually expect a rent rate around 1200-1300 per month just as an example.
