The first method is often preferred because it is simple, it is clean and easy to explain should you get audited, etc. 

Majority of those properties that get redeemed last minute are by the owners.. who pull it out at the very end.you have some pre tax sales buys.. but many times title is buggered up so it needs to go to sale to clean up the title.

The neighborhood is safe and clean, the only issue is that it is not on the main road.I am curious if a successful marketing campaign (or any other ideas) is strong enough to offset the disadvantage of not being on the "main road", or is not being on the "main road" a big hurdle to overcome.
