Usually a competent realtor can boil down a market area to a sold price per square foot for the type of house you’re looking at.

But...It's a 30+ foot drop from the lowest deck to the ground, and that ground goes .3 miles down a steep, wooded hill. 

That said, if we ever have a home that is hard to rent for whatever reason, we will open it up to agents and the extra foot traffic helps.  

The biggest noise is the foot traffic from above which is very hard to deal with after the flooring is in place. 

In the short term, landlords might foot the bill for the increased cost of repeat evictions and missed rent, but in the end, that cost will be passed along and put on the shoulders of all the other responsible renters who aren't getting evicted.I've moved all over the country for work.

Totally understandable but similar square foot fixer uppers are $500k - $600k.

That is the best way for you to get your foot in the door in my opinion.

This isn't finding your perfect home this is get your foot in the door.

The house is on a foundation that is raised about 3 foot off the ground but there is no well or septic tank at all, nor was there ever.
