Be sure to have reserves and/or the ability to quickly get a job with excess cash flow; otherwise, a non-paying resident, HVAC system, roof, etc. could lead to loosing the property.

Aloha,Yes, it is fairly common to include a clause for major projects or other significant time-sucks such as Court related time, after hours Emergency services (major fire/flood), or even excessive hand-holding (limiting interactions/prolonged meetings with Owners for routine issues).

I would prefer on my end to stick with the finishes we currently have spelled out in the blue prints but I would be willing to accommodate based on the owners choices/wishes so long as they are not excessive.

Ramsey would say to work on the smaller one first to keep your momentum going and pay any excess funds towards the principal on the small one while continuing to pay the minimum on both.
