There is no reason not to talk with the owner, provided you understand that you are most likely spinning your wheels.

When possible improve with low maintenance and durable options.

You have to ask yourself how you are going to manage a renovation project and keep contractors on task when you're not there and you are just one cog in the wheel to them.

We hacked our way to 4 properties and established ADU's or DADU's on 2 of them, with a third in the works and a tiny house on wheels in the mix as well.

But know that within your research time, a lot of people have already successfully done the research, so don't spend an inordinate amount of time reinventing the wheel.

No need to reinvent the wheel by trying to determine it all on my own.

To earn more capital,  think in terms of sharpening the wheel and making more money at your job and or developing side income generating businesses that can supplement your primary source of income.
