If it's been a rental for longer and you'll pay taxes either way then I'd debate how much I liked being a long distance landlord. 

And, Bart commuting costs rising and all.

We both work in SF and don't want to have to deal with the commute.

They're walking distance to: a new (successful) brewery, a great new street filled with restaurants and bars, a minor league baseball stadium, and a new 60 mile river bike trail.

I plan to start listening to the BiggerPockets podcasts during my commute (about 45 minutes each way, every day.

Some people do in fact commute 50 + miles to Bangor .

I have family in Seattle that will be helping me manage my rentals from a distance so I already have some boots on the ground which I've heard over and over again is very important.I've been doing my research on a few neighborhoods and I was hoping to get some feedback about what I have found.

That is NOT a reasonable commute regardless of what google maps might say. 

The house is in a very desirable location, walking distance to bars, restaurants, public transit, etc -- so I do not expect vacancies or finding great, reliable tenants to be an issue.
