Viable real estate options to create an income of $40-60,000/yr

My husband and myself own 1 small 4 unit apt building and  3 rental homes besides our home. My husband has been managing the properties plus working on 1 or 2 homes (fix and sell) in the past year. Profit was ok, but not good enough (about $7,000 net profit for about 10 month worth of work. My husband does some of the labor or gets bids on the labor needed. I help with the paperwork.  We would like to have the flexibility of creating our own hours and we love real estate.  

What real estate options would you all suggest we look into besides repairing and selling or holding on to real estate.   We have about $ 30,000 for investing Would prefer not to have a loan for financial purposes. plus our credit is not very good either after the real estate "bubble".  I been thinking about getting the real estate license for personal use plus a few listings on the side. Any Suggestions ?

We live in California and commute to Kern and Los Angeles counties.
