i wrote 5 because that's about the type of rehab we want - carpets, rugs, "splurge" items like updated appliance, ceiling fans and a cheap/nice tile in Baths.what about the reo situation - your thoughts (or anyone elses) on offering well below their list prices?

Do we have itemize everything such window coverings, ceiling fans?

Ceiling looks OK...Roof: too much snow Rehab Cost : -$8-10k for Kitchen / bath / Paint / floors per unit .- New boiler/Furnace $5000- Water Heater $2500- New windows $5000- New Plumbing $6-8k ?

My lease did include what's furnished - ceiling fans, microwave, blah blah blah, LAWN FURNITURE, blah blah blah...but did say 1 table + 4 chairs.However, I have dated pictures back to the day of move in showing 4 chairs.Is it expensive?

I have a single story house with low ceilings/attic space.

The basement looked ok but we also could have added drywall to the ceiling.

Nice blinds (not mini blinds), ceiling fans, Wifi thermostat, electronic deadbolts, hardwood/vinyl floors. 

My attic space has high ceilings, so finishing that out for a master suite or loft/rec area could be an option as the the project timeline & budget develop.

The basement consisted of a large  room about 340 square feet that was finished when I bought it in that it had drywall on the ceiling and walls, and had an unfinished area that consisted of the electric panel, water heater, furnace and washer/dryer. 

Sweet I just gained a few extra inches of ceiling height!
