Are you sure they didn’t say pull it out of the trust, do the financing and then put in an LLC which offers the asset protection a trust doesn’t?

I am looking to learn about probate in the state of Illinois. Is their anyone here on bigger pockets that lives here in the state that I can talk with and possibly pick up some pointers from?

Look out of state (midwest) and get a solid A/B class asset (think 75-150k, 15-25% down) that'll rent likely for 8-1700 mo.

A few answers to questions that I have seen asked on a lot of similar posts are:Our end goal is to make at least $6,000 a month passively by the time we are 35, and live somewhere it doesn’t snow.I do not plan on staying in the military, but obviously that could change depending on life.I do know a few people who have a little experience in real estate and quite a few people who have extensive knowledge in every area of construction.I am currently obtaining my bachelors in IT management and may get a job in that field to help fund this but I would prefer not to if possible.Thank you in advance

I will add my thoughts though, and say that I'm not sure, but if you are expecting to be sued right now and it's found that you preemptively changed title of your asset(s) to avoid losing it in a lawsuit, that in itself could get you into some trouble.

I obtained a judgment against a tenant last September for $3541.  

The Internet it seems to me is a vastly underused asset for marketing campaigns among real estate investors.

Right now I am working on a plan to do just that with others I know who like you have the assets/equity but no time or down want the day to day headache where I would do all the finding, acquisition, rehab if needed and ongoing tenant management.
