The "hotter" the market, the less those normal investment rules are likely to work.The larger your down payment, the easier it is to "cheat", so that it LOOKS like the rules will work!

If done right it should cover your mortgage, allowing you to save the money you'd normally put on the mortgage to pay off your debts quicker.
