I am a full time engineering student at UW-PLATTEVILLE graduating in May.

One local recommendation led to a company with an appraisal background and another local recommendation led to an a company that used a professional engineer and a CPA to produce a report.Any tips on qualifications to look for in a company, and do they have to be a member of the American Society of Cost Segregation Professionals. 

I also didn't see any soft costs like civil engineering, architecture, MEPs, etc.Happy to sit down and talk more precise numbers instead of back of the napkin estimates or help in any way I can =)

This goes hand in hand with environmental and engineering surveys, reviews of title and survey, etc. 

I would definitely consult a Geophysical Engineer (with experience in FL),  to avoid being surprised later with continual subsidence. 

I have a background in energy engineering and significant water savings can only be achieved for buildings with 20+ floors.

I am a full-time Architectural Engineer Project Leader for an Architectural Engineering firm.

-Utilities In-Permits mostly done and waiver already in place-Setback waiver in place-Plans and engineering covered (using a local Architect that has plan sets that are already engineered for this area and stamped) Cost minimal 5k maybe total for changes and some additional material engineering.

I worry if I rent then my engineered hardwood floors and nice blinds will be damaged.

I had a degreed civil engineer inspector that was recommended to me.
