While you're not quite looking for a unicorn, I'll tell you that you'll be wrestling with a lot of competition at the horse races.There are several cities that might work for you, but I'm really only familiar with the northern parts of the Denver metro area, so here's my list of where to at least start your search:1. 

Brand new to real estate investing but I see this as a way to get out of the 9-5 rat race and gain the freedome I desperately seek to spend more time and energy on my family.

This means you never actually escape "the rate race". 

Either way, I'm really excited to start this journey and hope that this can lead me to financial freedom and out of the rat race one day!

Your property manager is full of what comes out of the south end of a horse going north in terms of entering a rental property to address a repair issue. 

You also had to complete how many years of college, what race you are, if you have any dependents on your tax returns.....and all of those questions have no bearing on an investment property renovation loan.
