Following year adding a second property with 100k down, and either adding the profits from the first property to the down payment or keeping it for repairs etc.  

The things that are going to add the most value are things like adding a bedroom or a bathroom.

Our PM should be able to screen out the bad ones but I just wanted to know if paying for advertising to these other complexes would be worth it or if I should stick to online ads mostly.

After total rent , minus repairs, and my purchase price, I still managed to squeak out a minor profit( however, for tax purposes, it will still show a loss after the depreciation is added back in to calculate the cost basis, just my opinion).

There are services that will post your ad to multiple online services like Zillow.

Per the county I am tapped on adding housing units, my current 12 are grandfathered in. 

It seemed like it bottomed and then our lovely government added the stress test and tightened regulations making the Alberta market even softer. 

I then added a back door: if I couldn’t pay him off after 12 months, I’d give him a 10k balloon payment and $1000 a month interest only payments for another 12 months. 

I'm adding on other channels and want to see how average rate per night changes with other channels, cancellations, etc.

Eventho it's the same person I would use 2 leases.. you are adding liability if you combine both units to 1 lease
