It does not cover everything because Atlanta is so big.I did speak with family to get a feel of what areas they thought was good. 

Charlotte is so hot right now, so I am constantly looking on the MLS to help out investors snag the best deal as soon as, or even before, they hit the market.

The market is so different from what I am used to in the Mid-Atlantic (not to mention Florida).

Between agency and banks, there is so much appetite for loans I don't know who would go the CMBS route.

Once over this hump, we plan to begin investing in buy and hold residential real estate properties but are concerned that Asheville may be a hard place to find cash flowing properties since the market is so hot.

I think that's why this is so baffling to me.

There aren't too many duplexes that I see in the area.Value is so subjective that what is valuable to me is not the same value to someone else.So how then to determine the value in this equation?

We're encouraged, rightly I think, to get out there, do something, make mistakes, learn, and BECOME investors, but there is SO much that we don't know, and there are so many potential pitfalls, that many of us just never get started.
